Occupancy and Rental Limits
Maximum occupancy: The maximum number of guests allowed in the property is fourteen (14) persons. Exceeding the maximum occupancy without owner's consent will result in loss of advance payment, deposit and/or rental money, and possibility of eviction.
Rental Limits: This property is for family rental only. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
Three (3) Night minimum stay is required per accommodation. Longer minimum stays may be required during holiday and peak rental periods. If a rental is taken for less than three (3) nights, three-night rate will be charged.
Advance Payment and Deposit
An advance payment equal to 25% of the total rental fee along with a signed copy of rental agreement will be required to hold the requested reservation, and must be received within seven (7) days after booking to avoid cancellation. The advance payment will be applied toward the rental fees only. It is not a Security/Damage Deposit. We accept Visa/MasterCard, traveler’s check, money orders, cashiers check or personal check. Personal checks cannot be accepted if your arrival date is within 30 days of the date that you reserved your property. If you are making your reservation within 30 days of arrival full payment will be due.
Payment of the remaining 75% is due 30 days prior to arrival and can be paid by credit card, traveler’s check, money orders, cashiers check or personal check. Personal checks can only be accepted if we receive at least 30 business days prior to the arrival date.
Refundable Security Deposit
A refundable security/damage deposit of $750.00 (with exception of March $1,500.00) is required. Please help us take care of our precious vacation beach house and we’ll more than happy to return your deposit. The deposit is NOT applied toward rent; however, it is fully refundable within (7) days of departure, provided the following provisions are met:
A. No damage is done to unit or its contents, beyond normal wear and tear.
B. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
C. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
D. All keys and garage door opener are left on the kitchen table and unit is left locked.
E. All charges accrued during the stay are paid prior to departure.
F. No linens are lost or damaged.
G. NO early check-in or late check-out.
H. The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.
The Security/Damage Deposit must be received 7 days prior to check-in date. Payments in the form of Visa/Master Card, traveler’s check, bank money orders, cashiers check are accepted.
Cancellation within the allowable cancellation period will incur no penalty. Any cancellation or early departure beyond the allowable cancellation period does not warrant any refund for advance payment and/or rental payment. Please notify us immediately of cancellation so that we may re-rent the property. If we are able to re-rent the property and have to reduce the rent amount, you will be responsible for the difference. If we are unable to re-rent the unit, the money you paid in advance for rental fee is non-refundable.
Daily/Weekly Rentals: A sixty (60) day notice is required for cancellation. Cancellations that are made more than 60days prior to the arrival date incur no penalty (except $100.00 cancellation fee).
Monthly Rentals: A ninety (90) day notice is required for cancellation. Cancellations that are made more than 90 days prior to the arrival date incur no penalty (except $100.00 cancellation fee).
Check-in and Check-out Time
CHECK-IN TIME is after 3:00pm.
CHECK-OUT time is 10:00 A.M. There will be a fee charged for late departures. There are no refunds for early departures. It is important to check-out no later than 10:00 A.M. since we’ll need every minute to get the property ready for the next guest. Here are a few things that we ask you do:
A. Make sure all refuse is in outside dumpster.
B. Place dishes in dishwasher.
C. Lock all doors and windows
Prior to your arrival, the property will be cleaned and provided with fresh linens, and again after you leave.
We do not permit towels or linens to be taken outside the property.
Our property has plenty of parking spaces. Two cars can be parked in the garage (with remote control openers). Up to four additional cars can be parked on the front driveway.
Items to Bring
You will need to bring your own beach towels, soap, & paper products, food, & condiments. If you plan to do any specialty cooking such as baking you will need to bring your own bake ware, casserole dishes, food processor, etc.
For your convenience, our property is equipped with highspeed wireless internet connection.

This is a non-smoking rental property. Smoking is not permitted anywhere inside the property. Should anyone in your group smoke, please have them do so outside on patio, porch, or balcony. There will be an additional fee of $500 for cleaning and damages for those guests found to have smoked in the property.
Pets are not permitted in the property under any conditions. Should we discover a pet in the accommodations, you will be charged a fee for cleaning, pest control, and an additional day’s rent. In addition, you will need to board your pet at a local kennel or leave the accommodations without any refund of your advance rental fee payment.
Condition of Property
We have tried to describe the property and its furnishing as accurately as possible. However, sometimes we may remodel or redecorate the property after the information has been provided. The house was completed in 2005, so it’s practically brand new. We will make every effort to keep our property and its equipment in good working order, and to make repairs as soon as possible when we are notified of a problem. No refund or rate adjustment will be made for mechanical failures, such as air conditioning, television or appliances.
When you take a stroll around South Padre Island you'll notice that we're still growing as a community. Many new properties are under construction. There may be some noise if your property is close to a construction site. All construction crews at South Padre Island are well mannered, and work doesn't begin before 7 a.m. during the week, 9 a.m. on Saturday and almost never on Sunday. Unfortunately, we cannot offer refunds or discounts in the event of construction noise.
In the unlikely event that a reservation is made, and the property will not be available due to damage to the property, the property has been sold, or for other reasons beyond our control, we will notify you for full refund of your advance payment/deposit. At your request, we will do our best to help you find another rental property.
Hurricane or Storm Policy
No refunds will be given unless The National Weather Service orders mandatory evacuation in South Padre Island area due to a Tropical Storm/Hurricane. This policy does not apply to monthly rentals. The day that the National Weather Service orders a mandatory evacuation order, we will refund:
A. Any unused portion of rent from a guest currently registered,
B. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and
C. Any advance rents collected for a reservation that is scheduled to arrive during the Hurricane period. Lost and Found Although we cannot be held responsible for items left behind, we will make every effort to locate and return forgotten items to you. We will not ship any items unless arrangements are made to ship the items at your expense.
Rates (until advance payment has been received) and policies are subject to change without notice. Rates are subject the applicable lodging tax (14.5%) in effect during your stay.
